How often a commercial building should inspect its sewer lines depends on what happens inside it. A restaurant, a medical office, and a multi-tenant retail center are not on the same schedule. Volume, waste type, and building age all move the interval.
The commercial backups we get called to were almost never a surprise to the line. They were a surprise to the building. Below we cover the intervals by property type, what drives them, and the question that stops most of this maintenance from happening at all.
It depends on what the building does:
Two things override the schedule. A building that has had a backup belongs on a shorter cycle. So does any building where the pipe material is unknown.

That is why commercial intervals run shorter than the schedules you have already read. The same pipe, in a different job, needs looking at more often.
What a building does decides how fast its lines load. Here is how that breaks down:

Multi-tenant properties have a different problem. The volume is moderate, but nobody controls what goes into the system, and every tenant shares the consequence.
Age is the override that catches people. A thirty-year-old warehouse with almost no fixtures still has thirty-year-old pipe in Houston soil.
Grease leaves a commercial kitchen warm and liquid. It travels a short distance, cools in the horizontal run, and sets on the pipe wall.
Then it does it again with the next load. Layer on layer, the line narrows from the outside in, until the day it stops.
Grease traps exist to catch most of this before it reaches the line. They work, and they are required and regulated for food service operations in Houston. Check what applies to your operation and keep the servicing on schedule.
Here is the part that gets missed. A trap catches most of the grease, not all of it. What passes through goes into the line and starts building, even in a kitchen doing everything right.
That is why the trap and the line are two separate maintenance items. Plenty of operations service the trap on schedule and have never looked at the line it feeds.
Cabling and jetting are not interchangeable here either. A cable opens a path through a grease layer. Jetting strips it off the wall, which is what actually restores the line.

This is where commercial sewer maintenance usually stops before it starts.
Commercial leases divide building systems between owner and tenant, and they do it differently from one lease to the next. A triple net lease pushes most maintenance to the tenant. A gross lease usually leaves it with the owner. Plenty of leases sit somewhere between.
Sewer laterals land in the gray area more often than most systems. The line runs under the building and out to the street, serving space the tenant occupies but infrastructure the owner owns.
The practical result is predictable. Everyone assumes it belongs to someone else, and it goes unmaintained until it backs up.
Multi-tenant buildings make it worse. One shared line serves several businesses, so one tenant's grease or misuse becomes everyone's outage. No single tenant owns the problem and the owner may not know it exists.
The fix here is administrative, not technical:

A retail tenant closes the same way, and depending on the lease, there may be obligations attached to being closed. A medical or dental facility faces cleanup and reporting duties that go past plumbing entirely.
Multi-tenant buildings multiply all of it. One line, several businesses, every one of them dark at the same time over a problem none of them caused individually.
Then there is when it happens. Lines fail under load, which means during service, during business hours, on your busiest day rather than your slowest.
Compare that to scheduled work. A camera runs after closing. A jetting visit happens overnight. The building opens the next morning and nobody who works there knows it happened.
That is the real argument for a schedule. Not that maintenance is cheaper than repair, though it usually is. It is that maintenance happens on your calendar and failure happens on its own.
The ground here works against buried pipe, and commercial lines are no exception.
Houston clay swells when it takes on water and shrinks when it dries out. Everything buried in it moves along with that cycle, year after year. Sewer joints work apart slowly under that movement, and a separated joint is an opening roots will find.
Older commercial corridors add a second problem. Cast iron laterals are still in the ground under a great deal of established Houston, and cast iron corrodes from the inside. The wall thins and roughens while the outside looks fine.
Our terrain contributes too. Flat ground means long lines with very little fall, so waste moves slowly and anything heavy settles rather than carrying through.
There is one more that catches operators off guard. Buildings get repurposed. A retail space becomes a restaurant, a warehouse becomes a brewery, an office becomes a clinic. The use changes and the lateral underneath does not.
A line sized and installed for a shoe store is now carrying a commercial kitchen. That is worth knowing before a tenant opens, not six months after.
A sewer line gives very little warning. The useful moment to look at one is while the building is running normally, not the morning it stops.
