There is a small white PVC pipe sticking out of your house somewhere near the foundation. If you have walked past it a thousand times without thinking about it, that is a good sign. It means it is doing its job.
Here is where an AC condensate line should drain to, and where it should never go. Your system pulls water out of the air all day long, and that water has to leave the building. Where it lands is not a detail. Put it in the wrong place and you trade a humidity problem for a foundation problem.
There is also a good chance you have a second pipe you have not found yet. Most Houston homes with an attic air handler have two condensate lines, and the second one is deliberately placed somewhere you will notice it.
Our climate raises the stakes. A system here moves real water every day through cooling season, and it does it above a slab sitting in clay soil that already swells and shrinks. Below you will find the approved destinations, the ones that cause damage, and the trap almost nobody knows exists.
An AC condensate line should drain to an approved point that carries water away from the structure. Common ones:
It should never terminate in a crawlspace, on an attic floor, against the siding, over a walkway or driveway, or directly into the plumbing system without an indirect connection.

Each of these works. What separates them is what your home allows and what each one requires.

Outdoors is the most common by a wide margin. The line runs through an exterior wall and terminates a few inches above grade. What matters is where it lands: away from the foundation, into soil or landscaping that can take the volume, and clear of anywhere people walk. Condensate disposal is covered by code for that reason.
A floor drain or laundry sink works well when one is nearby. The connection needs an air gap, meaning the line ends above the drain rather than inside it. That gap is what stops anything from siphoning backward toward your air handler.
An indirect connection to your home's drainage is allowed in many setups, and the details matter. The condensate has to enter upstream of a trap, not downstream of one, and never into a vent stack. A vent is not a drain, even though it looks like a convenient pipe.
A condensate pump covers the cases where gravity will not work. An air handler in an interior closet with no downhill path needs one, and the pump lifts water to a point where it can drain normally.
All four need slope. A condensate line has to fall continuously from the unit to the termination. Any dip holds water, and standing water in a warm dark pipe grows the exact material that clogs it.
The destination we most often find done wrong is the outdoor one, and it is rarely the pipe itself. It is where the water lands.
Check yours against this list. Any of these is worth fixing.
A crawlspace or attic floor. Water inside the structure is the exact thing this line exists to prevent.
Against the siding or foundation. In Houston clay, this stops being a drainage problem and becomes a foundation one.
Over a walkway, driveway, or steps. Constant water grows algae, and algae on concrete is a slip hazard.
Directly into the sanitary system. Without an indirect connection, sewer gas travels back up the line toward your air handler.
Into a plumbing vent stack. A vent moves air, not water. It is not a drain and will not behave like one.
Into a gutter, in many cases. Especially where a condensing furnace shares the line, since that discharge is acidic and works on whatever it lands in.
The foundation one deserves the most attention here. Our clay soil already swells with rain and shrinks in drought, and that movement is what stresses slabs. Adding a steady daily discharge of water to one spot against the house works against you for eight months a year.
Move that termination a few feet out and the problem disappears. It is one of the cheapest corrections in plumbing.
The sewer gas issue is the one people find hardest to believe. A condensate line tied straight into a drain gives odor a path into your air handler, and from there into every room the ductwork reaches. If you smell something faintly unpleasant when the system runs, that connection is worth checking. Our plumbing repair team handles the correction.
If your air handler sits in the attic, you probably have two condensate lines rather than one. Most people only ever find the first.
The primary line comes off the drain pan under the coil and runs outside, usually to that pipe near your foundation. It handles all the water under normal conditions, quietly, where nobody notices it.
The secondary line comes off the emergency pan sitting underneath the whole unit. It generally terminates somewhere you cannot possibly miss. Over a window, above a door, next to the front step. Somewhere in your daily path.
That placement is not laziness. It is deliberate.
Water coming out of the secondary line means the primary has failed. Something clogged, the pan filled, and the overflow found its backup route. The pipe is positioned where it is so that you see the problem while it is still a drip outside instead of a stain on your ceiling.
It is an alarm. It just happens to be made of PVC.
We get called out to "a leak over the window" regularly, and the call is almost always this. Nothing is broken about the secondary line. It is doing precisely what it was installed to do, and the actual problem is a clogged primary somewhere above.
Two things to do with that information. Do not ignore it, because the primary is not going to clear itself. And do not reroute the secondary somewhere tidier, which some homeowners ask about. Moving it out of sight removes the only warning you get.

Your condensate line should have a P-trap near the unit. It looks like a shallow U in the pipe, and it does more work than its size suggests.
Here is the problem it solves. Your air handler creates pressure differences as it moves air. Without a trap, the unit can pull air backward through the drain line instead of letting water flow forward out of it. Water sits in the pan while air whistles up the pipe.
Watch for these signs of a missing or dry trap:
That last one confuses people most. The line is open, nothing is blocked, and the pan still fills. A trap problem produces exactly that.
Traps do a second job too. The water sitting in that U blocks odors and insects from traveling up the line into your air handler. Same principle as the trap under your kitchen sink.
They can also dry out. A trap that sits unused through a mild stretch loses its water to evaporation, and once it does, the seal is gone until the system runs long enough to refill it.
This gets missed on rushed installations and on work done without a permit. It is not visible from anywhere a homeowner normally looks, it costs almost nothing to include, and its absence causes problems that look like something else entirely.

Those five compound. A line that would go five years without trouble somewhere mild can clog in a single Houston summer, and when it does, the water has a finished ceiling directly beneath it.
That is the argument for clearing the primary line on a schedule. Not because the pipe is fragile, but because our conditions load it harder than the equipment was designed around.
