A tank water heater in Houston usually lasts 8 to 12 years. Hard water pushes most units toward the low end of that range. You can look up the hardness level for your area in the city's annual water quality report. Tanks that are never flushed often fail sooner than that.
Tanks that get flushed every year last longer. Add an anode rod replaced on schedule, and many reach the top of the range or pass it.
Tankless units last longer, often 15 to 20 years. That number depends on yearly descaling. A tankless unit that is never descaled can foul its heat exchanger in far less time.
Water hardness is not the same across Houston. Two homes ten miles apart can see different results from the same unit.
Hard water carries dissolved calcium and magnesium. You cannot see them in a glass. But heat changes what those minerals do.
When water heats up, the minerals drop out and stick to whatever they touch. In a tank, they settle on the bottom as a layer of sediment. That layer builds a little thicker every year.
Sediment sits between the burner and the water above it. Heat has to pass through that layer before it reaches the water. Your unit runs longer and hotter to deliver the same shower.
That extra heat is the real damage. It stresses the tank lining and speeds up corrosion from the inside out. The tank wears out years before the outside shows anything.
You may already hear it happening. Popping and rumbling during a heating cycle is water boiling in pockets underneath the sediment.
Houston does not run on one water system. The main system blends surface water from treatment plants with dozens of groundwater plants. Several areas, including Kingwood, are served separately and draw on groundwater.
That matters for your water heater. Groundwater generally carries more dissolved minerals than treated surface water. More minerals means faster scale and sediment inside your tank.

Inside your tank is a metal rod most homeowners never see. It is called the anode rod, and its whole job is to corrode. It rusts away so the steel tank does not.
Hard water speeds that up. The more minerals in your water, the faster the rod gets used up. In Houston, a rod rarely lasts as long as the tank was designed to.
Once the rod is gone, nothing stands between the water and the steel. The tank starts corroding from the inside. That is when pinhole leaks show up.
Checked and replaced on schedule, that one part can add years to a tank. Left alone, it quietly ends the unit early.
Here is the hard truth about waiting too long. A tank that leaks from the bottom cannot be repaired. Once the steel goes, the unit gets replaced.
Your water heater gives you warning before it quits. Most of the signs show up months ahead of a failure. Watch for these:
Most of these point to sediment or a worn part. They are worth a service call, not a panic. Caught early, many are still fixable.
The last one is different. Water at the base of the tank usually means the steel has already given way. That unit is on borrowed time.
A tankless unit has no stored tank. Nothing sits full of hot water all day waiting to rust through. That removes the failure that ends most tank water heaters.
Our minerals still show up, just somewhere else. Scale forms inside the heat exchanger, which is the part that heats your water. Scale there cuts heat transfer and makes the unit work harder.
Left alone, that scale damages the most expensive part in the system. This is why the longer lifespan is earned, not automatic. Yearly descaling is what delivers it.
One thing works in your favor. Tankless units are modular, so a single failed part can often be replaced instead of the whole system.

Flush your tank at least once a year in Houston. Homes in harder water areas benefit from flushing more often than that. Flushing clears loose sediment before it hardens on the bottom of the tank and starts insulating the burner.
