Heating System Maintenance Home Safety Inspection: $99

Keep Your Home Comfortable and Warm with our Fall & Winter Heating Safety Maintenance Inspection

An Abacus state certified HVAC technician will perform the following multi-point inspection and report back any findings for your review. 

Your $99 Maintenance Visit Includes:
(For up to two (2) HVAC Systems)

  • Adjust Blower Components: Adjustment of blower components necessary for adequate airflow to ensure furnace can deliver maximum heating capacity and efficiency.
  • Check & Test Safety Controls: Essential for proper protection of the unit and home.
  • Monitor Furnace Cycle: Assure that the system is cycling properly, and that controls are calibrated correctly.
  • Check for Cracked Heat Exchanger: As furnaces age, cracks can develop in the heat exchanger, which can allow dangerous gases (including carbon monoxide) to enter the home & cause danger. Includes heating system inspection to determine any hazard.
  • Monitor Flue Draft for Safe Operation: An obstructed flue will cause products of combustion to enter home.
  • Check & Adjust Ignition Operation: A properly adjusted ignition assures that  furnace will start reliably.
  • Adjust Air Flow for proper Temperature Use, if needed: Properly adjusted blower speed will ensure efficient and reliable furnace operation and comfort.
  • Check and Tighten all Loose Electrical Connections: Loose electrical connections are a cause of equipment failure.
  • Monitor Voltage & Amp. Draw on all Motors: Motors are designed to operate at standard voltage and amperage draw. By measuring amperage draw, problems can be identified before the unit fails.
  • Check Thermostat Operation: To ensure even temperature control throughout home.
  • Microbial Growth Inspection: Check for any microbial growth around ducts and vents.
  • CO Check: Check for Carbon Monoxide gas from the running furnace.
  • Check Air Filtration: Ensure that air filter is clear of debris and dust.
  • Check for Gas Leak at Furnace: Inspect furnace for any loose gas lines or faulty connections.

Plumbing & Water Heater Home Safety Inspection: $99

Our licensed Plumbers will conduct a multi-point inspection of your home’s plumbing system, looking for any potential problems, safety hazards or opportunities to improve plumbing quality

Your $99 Plumbing & Water Heater Maintenance Visit Includes:
(For up to two (2) Tank Water Heaters or one (1) Tankless Water Heater)

  • Water Heater: All water heaters are checked for safety, leaks and signs of corrosion. Includes connections, shut-off valve, vent piping, temperature and pressure valve (T&P), flush, anode rod, and more. If a suitable drain valve is present, your water heater will be drained and flushed and your water heater’s anode rod will be removed and checked (if possible).
  • Tankless Water Heater Inspection with De-scale Service:
    VIP Members receive a visual inspection of the unit during their VIP CLUB maintenance visit, which includes opening the panel and checking for any error codes as well as a professional descaling service which is recommended by most manufacturers.
  • Kitchen: Includes plumbing inspection of garbage disposal, dishwasher, sink, faucet, drain and water lines.
  • Bathroom: Includes sinks, faucets, shut-offs, toilet functionality, tub/shower connections, drains, shower heads and more.
  • Toilets: All toilets are checked and tested for leaks and smooth operation.
  • Faucets: All faucets are tested and must pass a rigid “Performance Test.”
  • Exposed Water Lines: All exposed water lines are checked for any damage.
  • Piping: All piping under your bathroom and kitchen sinks are checked for any sign of potential water damage.
  • Drains: All drains are checked above and below sinks for leaks and clogs.
  • Washing Machine: Washing machine hoses and valves are thoroughly checked.
  • Assess any Problem Areas: If you have any concerns or questions about your plumbing, such as hot water issues, water pressure, water purification, leaks, or otherwise, your technician can help assess or recommend solutions.

Electrical Panel Power Home Safety Inspection: $99

Our licensed Electrician will conduct a visual inspection of your home’s electrical systems

Main Electrical Distribution: The “Heart” of your Electrical System

  • Main Panel Boards: We inspect the Main Electrical Panel/Load Center to ensure the wire connections are properly connected to the break and buss bar. The screws connecting the wire to the breakers can become loose over time. We also use thermal imaging to identify any hot spots on the breakers and connections. (Excludes main overcurrent device).
  • Check for appropriate Surge Protection: Not having proper surge protection is putting much more than your electronics at risk, but your Air Conditioning/Heating systems, all Appliances, and any other items tied to your electrical system.
  • Check for proper Grounding: Without proper grounding, any excess electricity flows back into the home, further damaging appliances and could create serious electrical hazards.

Wiring: The “Veins” of your Electrical System

  • Check for Back-Stabbed Connections: Back-stabbed outlets could become loose over time and start to melt the back of the receptacle.  This could cause an electrical hazard.
  • Receptacles: We inspect 1-2 receptacles per circuit for reverse polarity, missing ground, and incorrect wiring.  We also check if they are “tamper-resistant.”
  • Check for Open Splices in the Attic: Unprotected splices can become loose, shock someone, or cause an electrical hazard.

Safety Testing: The “Annual Checkup”

  • Check for Proper Voltage to AC, Furnace, & Hot Water Heater: Improper Voltage (too low or too high) could shorten the service life of your appliances or make them inoperable
  • Smoke Detectors: We inspect accessible smoke and carbon monoxide detectors for proper interconnect operation.
  • GFCI Protection (Ground Fault Circuit Interrupter): We inspect and test GFCI where required by current code. GFCIs are required near all water sources in your home.  Pre-existing GFCIs can become worn and degrade over time, not tripping as quickly.  GFCIs tripping out of the acceptable range would prompt replacement.
  • Arc Fault Breakers: We inspect and test the ARC Fault Breakers for proper function and safety.
  • GFCI Breakers: We inspect & test the GFCI Breakers for proper function and safety.
